We are a group of your neighbors, including the majority of the board elected in 2023, that believe in our condo association and believes the best day for 900 Biscayne are just up ahead. We want to finish the job of bringing needed improvements to our condo's common areas and finances, without returning to the chaos of past boards.

I was elected to board in 2023 and my goals along with everyone on this slate were to bring back the spirit of a community that thrives not only physically and financially (with working amenities and balanced budgets), but also champions respect for everyone who calls 900 Biscayne home.
Much has been accomplished during my tenure but there remains a lot to be done. We have taken an approach to do things the right way the first time, to get to the root cause of problems and to insure that our fixes and improvements are long-lasting, after all we the owners are paying and should expect nothing less. We are on the verge of launching some of the most ambitious upgrades to our building that have been in planning during 2023. These upgrades will take our building to new heights as a premier property.
However, 2024 will be full of challenges that will involve major spending of the association’s funds, voting by the owners to approve these expenditures, potential assessments mandated by new Florida laws and all of the challenges of running our community. These challenges will be best navigated with a board working together for ALL of the owners; residential, commercial and retail.
My professional career has been focused on building and managing multi-national payments businesses for companies both foreign and domestic. This has afforded me the opportunity to work with some of the best management teams in the industry and execute business plans that have increased shareholder value over time.
With your vote, I plan to make sure your voice is continued to be heard, that we see the fruits of the many projects that have started in 2023 and that we launch new projects for our building to continually improve as we shape a vision for the future of our community that increases the value of our homes.

Having served for one year on the Board of Directors, I am seeking your vote for a second term.
I have been living at 900 Biscayne Bay since 2016. Initially a renter, I found it an easy investment decision to buy in 2020. Since I moved in, I’ve believed in our condo: the amazing views, strong sense of community and great level of amenities and services. While there is always room for improvement, in my view, we only have upside from here.
A bit more about me: I have been fortunate enough to both travel the world and build a great executive career – working for IBM, in Wall Street as an executive for JPMorgan and for one of the most innovative companies in the globe, SoftBank. I am Brazilian, but lived in Asia and Europe before coming to the United States in the late ‘90s. My background as a finance and treasury executive has allowed me to bring solid skills to the table for our association.

This election is crucial. Any significant board changes could delay our renovation projects. We must avoid a repeat of the dysfunction seen in 2022. That is why I’m asking you to re-elect me and the other members of the slate first elected in 2023, so we can continue enhancing property values and our quality of life.

Serban Coss
I'm a retired semiconductor executive with wide international experience. As an early believer in this community, I purchased a unit at 900 Biscayne in 2010 and have resided on and off here since 2014.
I’ve also been very involved in the governance of the building, becoming an active member of the RCC since its inception, and helping drive forward many of the enhancements the building has undergone over the years. As a member of the board this past term, I’ve had a chance to better understand the multitude of issues related to running such a large mixed-use building and a large community of owners and residents.
During this past year of board service, I learned many of the complex processes and systems, with a focus on how to avoid the costly mistakes of prior boards.

I’m a senior executive and strategic advisor in Information Technology. As a former Fortune 500 CIO and international transformation leader, I collaborated with business stakeholders and C-level executives to create digital strategies aligned with key priorities and goals.
My expertise lies at the intersection of business and technology. I have guided organizations on their evolutionary journey by setting and delivering strategic and technical vision and direction, building successful teams, effective partnering, and utilizing technology-based solutions to drive business results.
I was born in Argentina, where I formed my family and grew professionally. I came to Miami in 2014 as an expatriate to take on a regional role as VP of IT for Latin America and the Caribbean at AIG. Since then, 900 Biscayne Bay has become our home.
I’ve seen the glory days of the building and a gradual degradation in more recent years. In 2023, with a new slate that promised to turn away from the dysfunction of the past, we started a transformational journey. Since then, our community has witnessed a harmonious team working together to create solid foundations to execute long-awaited projects in 2024.
I am passionate about joining the Board of Directors to further support the work of this team, represent the community and ensure our voices are heard and respected.
I value independence, teamwork, integrity, transparency, communication, responsible execution and decision-making, diversity, and inclusion, all ideals that the current board also values. Steven Smith
I’m certain most know my credentials as a senior C-level executive with more than 30 years of experience in information technology, cybersecurity, law, healthcare, financial governance, project management and compliance. I spent 17 years as the Chief Information Officer for a prestigious law firm, and for the last thirteen years have worked as SVP and Chief Technology Officer for VITAS Healthcare. I bring a diverse and proven track record of success managing large capital and operating budgets, delivering innovative and award-winning IT transformational projects.
I have called 900 Biscayne home for over 13 years and have served this association for many of them. Before that, I served in government, non-profit leadership and private board positions, as an appointed member of the Boone County (Kentucky) Water District, the Boone-Florence Water Commission, and the Telecommunications Board of Northern Kentucky. In those positions, I was part of organizations that managed eight-figure annual budgets and tens of millions of dollars in infrastructure assets.

2024 will be a crucial year. We spent much of 2023 setting the stage for the capital improvements we must execute in order to remain a first-in-class condo. Any significant change in the board of directors this election cycle will unquestionably result in delays to the progress of our renovation project.
If elected, I will remain focused on improving our property values, quality of life and ensuring that 900 Biscayne Bay remains the best address in all downtown Miami, and a place we are all proud to call home.
